How Rentals Work:

Any person such as an owner or a broker having a Marriott unit to rent may post rental listings on Ownertrades.com.  

Rental listings cost $5 each, and payment with credit card via PayPal is required as part of the rental listing process. Listings automatically expire after approximately 90 days. Rental listings may be continued as often as desired by re-submitting them and paying the $5 listing fee for the next 90 days.

Any person may search the listings -- no Ownertrades.com membership fee is required to use the rental search engines. Any rental agreements are executed directly between the Parties involved. Ownertrades.com plays no role in executing rental agreements, and it is the responsibility of the parties involved to ensure they satisfy any related legal requirements, and to communicate to the webmaster if an active rental listing becomes unavailable.  Top

 

How Resales Work:

Owners or Brokers may list properties for sale in the Ownertrades.com Resale Center. All listings carry small fees. Owners resales listing fee is $15; Brokers pay a listing fee of $10 per listing if they are Advertising sponsors of  Ownertrades.com, or $20 if they are not.

Listings are automatically deactivated after 1 year. No email notification is sent. It is the responsibility of the listing person to keep track of when listings expire, and to re-list them (which requires paying the listing fee) for another year if desired.

To list a property for resale, simply click on the ResaleCenter link, then click the "List a Property" link.  You will be required to pay the listing fee before you can fill out the listing form, and submit it

Anyone may search the Resales listings -- no Ownertrades.com membership fee is required to use the Resales search engines. To find a Resale unit, simply go to the ResaleCenter and search the listings. Just select the Marriott property of interest to you, and the offerings will be displayed with the lowest priced ones first. Then you contact the listing party and work directly with them. Please take note: most of the properties carry a contractual obligation to Marriott called the Right of First Refusal.  For such properties, it is the responsibility of the interested parties to ensure that Marriott is given the first chance to buy the property at the agreed-upon selling price.

Ownertrades.com is not involved in, and takes no fee from any real-estate transactions you may complete.  Top

  

How Exchanges Work:

We maintain a system Exchange database of Marriott Vacation Club® Owners and their trading preferences that you can use to find other Owners who may be interested in trading with you. There are several types of database searches you can conduct, and they are all simple to do, and fast.

All you need to do to become an exchange member of OwnerTrades.com is sign up at least one villa that you would consider trading and select the locations you would consider trading it for by filling out the signup form and submitting it. You may post as many exchange situations as you wish. Your data will be added to the database, and other owners will be able to find you as they search for trading partners.  All that is totally free! However, if in addition you pay the $10 annual Exchange membership fee, you yourself gain access to the Exchange search facilities of the of the site, so that you can search for the trade of your dreams. 

The Make a Payment page has instructions for paying the annual Exchange membership fee. There are no fees for actually executing exchanges with other members.

Once you have found trading candidates in our database, you contact them directly via email and make trading arrangements.  Ownertrades.com does not participate in arranging the details of the trade -- that is arranged between you and the person with whom you will be trading, and it is up to you and your trading partner to make sure that the arrangements you have worked out are compatible with your Villa's check-in process.

You make a reservation at your Villa at the time your trading partner desires, and have your trading partner and those staying with him recorded as your guests. Your trading partner does the same thing, arranging a time you desire at his (her) Villa, listing you and those who will be staying with you as guests. Ownertrades.com is not familiar with the details of handling guest reservations at all the Resorts, so it is you and your trading partner's responsibility to work with each other and the Villas to make sure everything is in order.

That's all there is to it. You and your guests check in to your trading partner's Villa for your vacation, and your trading partner and his guests check in to your Villa for their vacation. Be sure that you both have verified with your and your trading partner's Villa check-in desks that all the details are in order, down to every last detail including independent check-in by the guests and their receiving keys when they check in.
  

The simple process for becoming an Ownertrades.com Exchange member:

The signup process involves three steps. The first two steps are free, and get your property entered into the Exchange database so others may find you when seeking an exchange. The third step is needed if you want to do searches for exchange partners yourself, and has a $10 fee.

  • Go to the Exchange Center  and signup a Villa.  You will have to fill out the signup form, and click the "I agree, submit my data" button. In doing this, you are entering a property you would consider trading to become a member (this is not the same as "banking" your property, you are not making any commitment when you sign up).  You must be a Marriott Owner to complete this step.

  • After you have signed up a property,  notify the webmaster you have submitted your property for inclusion in the database. Your property will be added to the database, and others may find you as they search for exchanges of interest to them.

  • If you wish to be able to conduct searches yourself, you have to pay the annual membership fee. Go to the Payment Instructions page to send your annual $10 membership fee to gain access to the Exchange Database until sometime the following January. If you are not a Marriott Owner (your property is not listed in the menus on the signup page), please don't try to join. You will not be given a password, so don't send $10 or you will just be out $10. Non-Marriott owners will not be given access to the database.

After we receive notification of your signup, we will enter your property in the Ownertrades.com database, and after receiving your $10 membership fee, we will send you a password which allows  you access to the Ownertrades.com database, and you can use it to find other owners interested in trading with you.
  

Finding a partner to exchange with

Go to our Exchange Center  and find a trading partner.

  • When you have found candidates with whom you would like to trade, contact them by email.

  • Proceed to make reservations as described in the "concept" section above.

What can go wrong with these direct exchanges?

The biggest "risk" in this process is that you and your trading partner are counting on each other to make the agreed upon reservations for each other's use.  If one of you backs out of your agreed-upon arrangements or fails to follow through, it could lead to disappointment. It takes cooperating Marriott Vacation Club owners to make this work -- it's up to you!!
